What kinds of projects does Demo Web 1 take on?

We work across residential architecture, commercial and workplace buildings, interiors, landscape and exterior design, hospitality, urban planning, sustainable design, and heritage restoration. Project scale ranges from interior renovations through to multi-hectare master plans.

How does the engagement process work?

Most engagements move through five stages: discovery, concept design, design development, technical documentation, and on-site delivery. Each stage has clear deliverables and decision points so clients always know what is being produced and what they need to approve before the next stage begins.

How are fees calculated?

Fees are typically based on a percentage of construction value, a lump-sum scope-based fee, or a stage-based retainer — depending on the type and scale of the project. We are direct about scope inclusions, exclusions, and how additional scope is handled, so there are no surprises mid-project.

How long does a typical project take?

A focused interior renovation can take three to six months. A new home runs nine to eighteen months including construction. Commercial buildings, hotels, and master plans typically span twelve to thirty-six months from brief to handover. We share an honest, stage-based programme during the discovery phase.

How does the studio approach sustainability?

Sustainability is treated as a design discipline, not a label. Every project starts with passive moves — orientation, shading, ventilation, daylight — before layering in materials, energy systems, water strategy, and embodied carbon. The aim is buildings that perform well for decades without depending on expensive technology.

Can I visit the studio before committing?

Yes — we strongly recommend it. A studio visit lets you see physical models, walk through ongoing project sets, and have a focused conversation about your brief. It is the simplest way to test whether Demo Web 1 is the right fit for your project before any formal engagement.

Who We Are

Demo Web 1 is a Colombo-based architecture and interiors studio working across new buildings, interiors, restorations, landscape, and master plans. As a small, senior-led practice, we keep direct involvement on every project from first sketch to final handover. We work across residential, commercial, hospitality, urban planning, sustainable design, and heritage restoration — always grounded in a careful reading of site, climate, and the way people will actually live or work in the space. Our buildings are designed to be quiet, durable, and easy to live with over time. That value runs through every brief we accept, whether it is a single home, a 200-key hotel, or a 14-hectare master plan. Every project is anchored by a named project lead supported by a focused team, so clients always know who is driving the work and who is responsible for what gets built.
